Buying a Home
I'm a first-time home buyer. What's the best way to start?
Start with financing guidance and a realistic monthly budget, then build a shortlist of areas and home types. From there we align on timing, showings, inspections and an offer strategy that fits the market.
How much do I need for a down payment in Oregon or Washington?
It depends on the loan program, your finances and your goals. Some buyers use low-down-payment financing or assistance programs, while others choose a larger down payment. A lender can model the options before we set your search range.
Are down payment assistance programs available?
Yes. Availability and eligibility vary by location, income, financing and current funding. I help buyers identify programs worth exploring and coordinate with lenders or housing organizations that can confirm eligibility.
What should buyers know about inspections and negotiations?
A good inspection strategy helps you understand the home's condition and decide what matters most. I help clients evaluate findings and negotiate repairs, credits or other terms based on the property and current market conditions.
How competitive is the Portland Metro housing market?
Competition varies significantly by city, neighborhood, home type and price range. I use recent comparable sales and current activity to help clients understand pricing, competition and negotiation leverage in the areas they are considering.
New Construction
Do you help with new construction homes?
Yes. I help buyers compare builders and communities, understand incentives and upgrade options, evaluate contracts, coordinate inspections and keep timelines on track.
Do I need my own real estate agent when buying new construction?
Builder sales representatives work for the builder. Having your own agent gives you someone focused on helping you evaluate the contract, incentives, options, inspections and negotiation strategy from your side of the transaction.
What are builder incentives and how do they work?
Builder incentives may include closing-cost credits, interest-rate buydowns, design upgrades or other concessions. The value and requirements vary by builder, home and timing, so I help buyers compare the total package rather than focusing on one advertised incentive.
Should I get an inspection on a brand-new home?
I generally recommend that buyers consider independent inspections even on new construction. New homes can still have workmanship or installation issues, and an inspection gives you another opportunity to identify items before closing or during applicable warranty periods.
Selling a Home
How early should I start preparing my home for sale?
Four to eight weeks is a comfortable planning window for many homes, although the right timeline depends on condition, occupancy and your moving plans. Starting early gives us time to decide what is worth fixing, prepare disclosures, coordinate photography and choose a launch strategy without rushing.
Do I need to renovate before I sell?
Not necessarily. I would rather identify the work most likely to improve presentation, reduce buyer objections or protect the transaction than recommend a generic renovation list. Sometimes that means paint and cleaning; sometimes it means addressing a known repair; sometimes selling largely as-is is the better financial decision.
How do you determine a listing price?
I combine recent comparable sales with current competing inventory, pending activity, local market velocity, property condition and the specific features of the home. The goal is to choose a launch position based on evidence rather than simply selecting the highest suggested number.
How will you market my home?
The plan can include professional photography, video and drone when appropriate, detailed listing copy, a dedicated digital presentation, MLS and online distribution, social promotion, agent outreach, open houses and ongoing feedback analysis. The exact mix should fit the property rather than follow a one-size-fits-all checklist.
Can you help me sell and buy another home at the same time?
Yes. We should design the listing strategy together with your purchase financing, contingency options, desired closing dates and tolerance for carrying two properties or moving twice.
Investing
Do you work with real estate investors?
Yes. My own background as an investor and property manager helps me evaluate rent potential, property condition, renovations, location, value-add opportunities and long-term investment considerations.

Should I sell my current home before buying the next one?
There isn't one answer for every household. The right sequence depends on equity, financing, market conditions, available inventory and how much overlap or uncertainty you're comfortable carrying.
Can the listing strategy be coordinated with my next purchase?
Yes. We can plan the sale around financing, contingency options, possession, closing dates and the inventory available in your target area so the two transactions are designed together instead of treated as unrelated events.
