Community phase matters too. Buying early may give you more lot and design choices, but you may live around construction and have fewer resale comparables. Buying later can make the neighborhood easier to evaluate, while leaving fewer homesites or floor-plan choices. Quick-move-in homes can create another tradeoff: less personalization, but potentially stronger incentives and a shorter timeline.

Should I talk to a broker before visiting model homes?

Yes, preferably. Builder registration and representation rules vary, and some builders want your broker identified early in the process. Connecting first also lets us compare communities before the sales-center experience starts driving the decision.

Are builder incentives always a good deal?

They can be valuable, but compare the full economics. A financing incentive may depend on a preferred lender, while a design credit may only apply to certain options. I like to compare monthly payment, cash to close and purchase price rather than evaluating the incentive in isolation.

Can I inspect a brand-new home?
